For property managers

Tenant screening for property managers.

Screen every applicant to the same standard, from one dashboard: verified identity, Equifax credit, and background checks on every application, with the paper trail to prove each one was handled the same way.

Why it matters at scale

At portfolio volume, the odds stop being hypothetical.

A landlord with one unit might never meet a fraudulent application. Fill a hundred tenancies a year and you will meet several.

The exposure isn't only financial. When screening depends on who happened to handle the file, your standard drifts between properties and between team members.

A single documented process applied to every applicant is what keeps that consistent, and what you can point to if a decision is ever questioned, whether by an owner, a human rights complaint, or an eviction hearing under a provincial regime like Ontario's Residential Tenancies Act.

What runs on every file

The same tenant background check, every applicant, every property.

Every check runs through Certn against official records, with credit data from Equifax Canada, so no file depends on which documents an applicant chose to send.

Identity verification

Confirms each applicant is who they claim to be, using their government ID and a live check.

Adverse media check

Scans news sources, court records, and public reports for serious red flags.

Global watchlist screening

Checks applicants against international fraud, sanctions, and criminal watchlists.

Equifax credit report

Credit score, debts, and payment history pulled straight from the bureau, identical for every file.

Tamper-proof sharing: every report is sealed, so what your owner or head office sees is what the bureau returned.

Built for a portfolio, not a single unit.

The checks are the same. What changes at volume is everything around them.

One dashboard for the portfolio

Every application across every property in one place, so you can see what's outstanding without chasing inboxes.

Team seats and roles

Add the people who handle leasing, and control who can order a report and who can only view results.

Volume pricing

Bulk rates once you're running ten or more reports a month, billed to the account instead of card-by-card.

API access

Trigger screenings from the software you already use and pull results back into your own workflow.

See what the API does and read the API documentation before you commit, or if you only look after a unit or two, start with tenant screening for landlords.

How it works

Set it up once, then it's the same every time.

Three steps, and only the first one happens more than once per applicant.

1

Set your team up once

Create the account, add the people who handle leasing, and set who can order reports. Done once, not per property.

2

Send applicants a link

Each applicant verifies their own ID and consents on their phone. Your team never collects or stores their documents.

3

Results land in the dashboard

Reports come back in minutes, filed against the right property, ready to share with an owner or keep on record.

Pay per report, or negotiate a rate.

No subscription either way. Volume pricing starts at ten reports a month.

Standard rates

The same per-report pricing as everyone else, run from an account with your team on it.

Got questions?

Questions property managers ask

Do you offer volume pricing?

Yes. Once you're running ten or more reports a month we'll put you on bulk rates billed to the account rather than card-by-card. Get in touch and we'll work out the rate against your actual volume.

Can I add my whole leasing team?

Yes. An account supports multiple seats with roles, so you can control who is able to order a report and who can only view results. Adding or removing someone doesn't affect reports already on file.

Do you have an API?

Yes. You can trigger screenings from the software you already use and pull results back into your own workflow, rather than having your team work in two systems. Our API documentation is public if you'd like your developer to look before you commit.

Who handles applicant consent?

We do, as part of the flow. Each applicant receives their own secure link, confirms their identity, and consents to the checks before anything runs, in line with PIPEDA, Canada's federal private-sector privacy law. Your team never collects, forwards, or stores their SIN, banking details, or documents, which keeps that liability off your business.

Can I share a report with the property owner?

Yes. Every report is sealed so it can't be edited after the fact, which means what you forward to an owner or head office is verifiably what the bureau returned.

How long does a report take?

Most come back within minutes of the applicant completing their part. Where extra verification is needed it can take up to 24 hours.

Is there a subscription or minimum?

No. There's no monthly fee and no minimum, on standard rates or volume rates. You pay for the reports you run.
